Our Seasonal Maintenance Plan gives you peace of mind knowing that our expert service technicians will perform a comprehensive 21-point inspection and professional tune-up on each covered heating and air conditioning unit once per year. This thorough preventative maintenance helps ensure your equipment operates safely, efficiently, and reliably throughout the seasons. Air Conditioning – 21-Point Spring Tune-Up
Check operating temperatures (evaporator temp drop)
Check voltage of outdoor compressor
Check and adjust supply and return vents if required
Inspect motors and if necessary lubricate moving parts
Clean or replace standard air filter
Check low voltage wiring and contactor
Inspect condensate line Inspect condensate pump if applicable
Check and if needed tighten all electrical connections
Check for visual refrigerant leaks
Check and if necessary adjust thermostat calibration
Test humidistat operation if applicable
Test safety and control circuits for proper operation
Test float switch if applicable
Inspect electronic air cleaners if applicable
Check temperature differential
Check fan motor amperage draw
Inspect service valves
Check condenser coil and advise

Heating Furnace – 21-Point Fall Tune-Up
Perform visual heat exchanger inspection
Clean and adjust all safety devices
Inspect pilot and/or flame sensor
Clean and inspect burners
Inspect motors and if necessary lubricate moving parts
Clean and/or replace owner provided filter as needed
Check flue and venting for carbon monoxide leaks
Test for natural gas leaks around furnace
Check blower compartment for cleanliness and advise
Check furnace for proper cycling
Measure temperature variation on supply/return
Check and adjust thermostat if necessary
Check and if needed tighten all electrical connections
Inspect condensate line
Inspect condensate pump if applicable
Inspect fan belt tension if applicable
Check thermocouple if applicable
Test ignition system for proper operation
Measure blower motor amperage and voltage
Test safety and control circuits for proper operation

Payment Information:
If you would like to pay with a credit card, please call the office to pay over the phone or request an email link. Please note there will be 3% processing cost.
If you would like to pay with a check, please mail it to the office.
Terms:
The company reserves the right to reject any agreement if, upon inspection, your cooling/heating system is found to be in such condition that service will be unsatisfactory to either party.
There is a 30-day warranty on all parts and labor that may be required for repairs. A 10% discount will be offered on any part which may be required for repair on equipment covered under the plan.
Any labor that is required for a repair of the equipment covered under plan will be billed at 10% discount of our current labor rates.
This agreement shall remain in full force and effect unless terminated by either party at the end of any annual period by written notice to the other party at least 30 days prior to the end of the annual period.
Any coil cleaning will be done on a time and material basis.
High Efficiency Boilers should follow manufactures recommendations for deep servicing and part replacement on a annually/semi-annually basis.
